This home is not our usual offering, but we are disposing of it for an elderly family member who can no longer manage to care for it. It was used mainly as a weekend retreat and summer cottage,
The property is near Lusby, MD in the Chesapeake Ranch Estates Community. It has three bedrooms, a large living room, a den with fireplace, kitchen and dining area on the main floor. It has a full unfinished basement and an attached two car carport. It occupies two lots that were combined into one to reduce taxes and homeowner fees.
The house was not well maintained for the last five years or so and we have had to make a number of repairs including a new roof, gutters and gutter guards, replacement of several windows, new electic panel, water heater, interior painting, and plumbing repairs. In addition we have replaced the rim board and sill plate on the rear and repaired several adjacent floor joists that had been damaged by a water leak.
There are still a number of small repairs or improvements that could be made. We would consider an "as is" offer from a buyer who would want to redecorate it to their own taste, rather than install carpeting and other amenities ouselves.
The home does have nice hardwood floors in all but the den and dining areas, these rooms having been added on to the original structure by the last owner. It has a nice appearance from the street and is in a neighborhood of neat and attractive homes. We have had a number of inquiries from local people who recognize the value of the location and are interested in having relatives buy it to be closer to their family.
The property is just about three blocks from the community lake and beach, within easy walking distance. The community also owns and maintains two beaches on the Chesapeake Bay as well as boat ramps for residents use only. This home could be an excellent investment for a family that would like to have a getaway near the water for fishing, sailing, or power boat sports. The carport is large enough to hold a substantial boat and could easily be enclosed for security and protection from the elements.
Neighbors are friendly and look out for each others properties in the community. There are full time roving security patrols and very little vandalism or crime. The previous owners have had no problems on the property in the 35 years that they owned it as an occasional weekend and summer home.
We have not yet determined our full rehabilitation expenses to help us set a price. We expect the price will be around $139,000.
